James McCowan is a Partner with R&W Double Bay. He started his career in the industry as a Junior Property Manager in 1991, working hard, finishing each day with a new lesson learned and living by a simple but effective motto. “You are here for a good time, not a long time… if you are going to do it, do it right – first time” says James, “otherwise, what’s the point”.

And that’s pretty much it. Having a degree of ‘country upbringing’ running through his veins has given James the kind of clarity and simplicity of approach that typifies those who have an association with the land. Their approach to things are fairly pragmatic. “There’s no mystery to being a success – whether it’s real estate or any other business. You don’t have to love the product, you have to love the process. Good business isn’t about sentimentality, it’s about approaching it as exactly that – a business. The best analogy is, without trying to be funny, a building: if the foundations are right and the process of applying bricks, walls, windows and mortar are applied correctly, it will stand up and be a success”.

James also recognises one of the other invaluable assets a good business person must possess is flexibility. “Like being on the land, you can’t change the weather, so you figure out a way to cope. In my business, selling property and meeting a vast variety of people, who are at the time they meet you, in all sorts of different situations where their needs and wants throw up all sorts of challenges, calls for total adaptability. You need to be a good listener, be able to read between the lines, have an understanding of timing and above all, be fluid in your methodology. What works for one person won’t work for the next and so on. So what I am saying is that there is a process to real estate and it doesn’t alter… it’s the way you tailor that approach to each client that makes the difference”.

James sold a property to Michael Dunn and that was the beginning. Immediately recognising that behind a laid-back personae was an acute mind with an innate understanding of human psychology, Michael saw the future direction he wanted for his company and how to achieve it. “When the offer came to join R&W Double Bay I regarded it as having reached one of my goals – to be in an agency that operates in a market that is high-end and therefore highly competitive. R&WDB has a great pedigree and for me, the chance to become a Partner in such a respected firm, is to have achieved a milestone in my career”.

James is not a desk person, so don’t expect him to be influencing the eastern suburbs real estate market from any other position than out front, in the field.
A passionate sailor, cricketer and footballer, James is a man of action and that’s his approach to real estate. “I’m not one for high-production, mass approaches or sitting around in meetings spending hours on theoretical analysis… I like simplifying things to their core: What does this person want and how can I make it happen?”

There’s a saying that typifies James McCowan: if you want something done, ask someone who’s busy!
